North Peak Development is working to finalize an application with the city for 264 apartments near the intersection of Ferguson Rd and SE 27th St in southeast Bend. The proposed three story buildings will be located in the northwest corner of the 35 acre lot in high density zoning. The plan calls for nine apartment buildings to be constructed along the new Ferguson Ct and Via Sandia extension.
Application materials indicate the construction will be managed in 4 phases, starting with the clubhouse and building one. Timeline for breaking ground on this project is to be determined as approval for infrastructure including water and sewer are still in process.
During public comment period, area residents voiced concern over insufficient parking and transportation plans, as the majority of residents will need to commute by car. The development will add nearly 10,000 daily automobile trips once complete. In addition to apartments, land owner Millennium Trust Company submitted plans for the entire lot that includes 138 town homes along Magnolia lane and a commercial area on the east side of the property. The initial plan does not meet southeast area plan requirements for open space and parks. We will post more on these projects as they develop.
